Once you have received your free low
rate California mortgage quotes and have made
the choice of which lender is the best fit for you, there
will be loan documents, depending on the type of loan you
choose that will be required by the lender to complete your
loan

Purchase Loans |
|
Below is a list of the documents
that may be required to complete your purchase loan.
Not all of these documents may be required.
|
|
|
Pay
Stubs |
Provide, from all current jobs,
your original pay stubs from the past 30 consecutive
day period.
|
|
| W2's
and/or 1099's |
Provide copies of the last
two years W2’s for all jobs worked during
this period. If you are self employed or have
performed work where you have received a 1099
these documents will be required as well.
If you are applying for a stated income loan
these documents may not be required.

|
| Verification
of Rent |
You may be required to show
proof that you have been renting for the period
of the past 12 months. This can be in the
form of 12 months worth of cancelled rent
checks, front and back copies will be required,
or, and this may be much easier, a “Landlord
Verification of Rent form”. However
you may not be required to include this information.
If you were living with family member(s) during
this time a letter from them may be required
for verification.

| Additional
Income |
If you choose to list child
support or alimony as additional sources of
income the cancelled checks may be required
to show receipt of payment.
|
|
| Bank
Statements |
You may be required, unless
going with a stated income / stated asset
loan, to provide the last two months of bank
statements, or brokerage account statements,
for any assets that you have that may be considered
liquid that you choose to disclose. Again,
if you choose not to state these assets or
you are going with stated asset loan these
may not be required.

| Identification |
You will be required to present
a legible copy of a government issued picture
identification card for every applicant. Typically
this document is a drivers license, however
your loan specialist will provide you with
a list.

|
| Sales
Agreement / Binder |
You will need to provide a
copy of the accepted offer or an agreement
of sale / binder that has been fully executed
and all parties have signed and must include
all addenda.
|
|
| Deposit
verification |
A copy of the earnest deposit’s
canceled check(s), which was most likely given
with your accepted offer and/or the execution
of the Purchase and sale agreements.
|

|
This is a pretty complete list and
remember not all of the above documents may be required
when you go to purchase your home. As well additional
documents, not listed, may still be required dependent
on your situation and the loan chosen.

Mortgage
Refinance Loans |
|
When refinancing your home there
is typically a different set of required documents
that will be needed to complete your financing.
Many, however, when it comes to things like income
and asset verification tend to be the same.

As you can see refinancing CAN require
much less documentation as the lender is typically
taking less of a risk as there is already a track
record of mortgage payments and built in equity.

dependent on your situation and the refinance loan
chosen.

loan documents that may be required to complete your
mortgage here on this page. However, many lenders offer
programs needing little to no paperwork, and some may ask
you for different verifcation than is listed in the loan
documents below. The following is a general list to
aid you in gathering some of the documentation that you
may or may not be asked for during the mortgage loan process.
